We carefully screen all prospective tenants after the initial interview. We always run a full credit report and eviction report. We contact the present employer to verify income and employment when applicable and previous landlords for references when relevant or available.

We collect all rent payment and send them to you, less any expenses that need to be paid. Each month you will receive an owner’s statement of the current month’s transactions.

If the tenant is late in paying their rent, we contact them and collect the rent – including late fees. We will contact them with a late notice, phone calls, a three day notice to evict and site visits. If the tenant still doesn’t comply with the terms of the lease, despite all our efforts, we will make arrangements to evict them, up to the point where an attorney may be necessary. Because of our attention to pre-screening, evictions are very rare.

At the end of the year, we provide you with a 1099 and a profit and loss statement showing income and expenses for the year.
